Our History

Founded in 1975, Greensboro, North Carolina based John McCracken & Associates (JMA) has spent nearly 50 years providing quality appraisal and consultation services to an array of local, regional and national clients.

In its early years, JMA developed a strong practice, bringing on many talented appraisers, with a focus on a high -standard of appraising, and producing a top-tier appraisal product that became the desired standard of its clients and reviewers. JMA provided a wide range of appraisal services, including residential and commercial work for financial institutions, as well as eminent domain work for highway departments, utility providers and municipalities.

Over the years, JMA grew and evolved. A client first approach, a large professional staff of highly qualified MAI appraisers, a true market-based approach to value, and a stand-out, high quality product bolstered a growing reputation within the appraisal industry, one that gained recognition from major regional and national clients. Through referrals and a close affiliation with NCREIF, JMA moved into valuing investment-grade properties and holdings throughout the United States, for real estate syndication and then for pension fund groups, becoming a highly regarded national practice. JMA continued to maintain a thriving commercial and residential appraisal practice in the Triad, and even delved into residential home development through its McCracken Properties offshoot.

Eminent domain work had always been a part of JMA’s practice, but during the mid-1990s, a new focus on this segment evolved, when the firm was approached by a highway department needing a large, qualified firm that could appraise several large highway projects with tight schedules and a wide array of property types. With a dearth of firms capable of filling such needs, JMA quickly became the go to for major highway project appraisals. As a result, in 1997, the firm transitioned from an institutional and general purpose practice to one specializing in eminent domain appraisal and consulting services.

In the years since, JMA has worked with various highway departments, utility providers, municipalities, attorneys and consultants for their eminent domain acquisition needs. JMA’s appraisals continue to set the bar for industry excellence, with our staff, work product and valuations desired by clients and reviewers for their quality and ease of use in securing successful negotiations. Our work has been pivotal in the successful completion of hundreds of right of way projects and the expert witness testimony of our highly experienced, MAI-designated appraisal staff has helped secure numerous positive outcomes in trial.

Michael J. ElwellMAI, SRA

Certified General Real Estate Appraiser – NC, VA, CA

Mike began his appraisal career in Southern California, with assignments ranging from commercial, office and industrial/warehouse uses, to rent studies and other special valuation projects, for clients such as financial institutions, insurance companies and government entities. In 2006, Mike relocated from Los Angeles, CA to Winston-Salem, NC and subsequently accepted a position as an associate appraiser with JMA.

Since joining JMA, Mike has specialized in eminent domain valuation and has been qualified as an expert witness in condemnation proceedings.

Mike is experienced in the appraisal of real estate throughout North Carolina, Virginia and Southern California, where he maintains general appraisal certifications. Mike is a Designated member of the Appraisal Institute and is also a member of the International Right of Way Association. He is also a licensed real estate broker in North Carolina. He presently serves as Secretary for the North Carolina chapter of the Appraisal Institute.

Mike graduated from the University of Wisconsin, La Crosse in 1995, with a Bachelor of Science degree and a major in Sociology and Secondary Education.

Stephen H. GordonMAI

Certified General Real Estate Appraiser – NC, VA

Steve began his career as a staff appraiser for the North Carolina Department of Transportation (Winston-Salem, NC) in 1975. He spent a brief period with Southeast Mortgage Corporation (Greensboro, NC) as a Loan Officer/Real Estate Appraiser. Then in 1979, he moved to Atlanta, Georgia and joined Travelers Real Estate Investment Department, where he spent 10 years working in major real estate markets, serving in various capacities, including Assistant Vice President of the Fort Lauderdale, Florida office. In 1989, Steve returned to Greensboro, North Carolina and joined JMA as an associate appraiser, valuing commercial and investment-grade property throughout the United States.

Since 1997, Steve has specialized in eminent domain valuation and has been qualified as an expert witness in condemnation proceedings.

Steve has extensive appraisal experience in property ranging from residential and agricultural, to commercial, industrial, institutional, and special purpose, including many types of income-producing properties throughout the US. He maintains general appraisal certifications in North Carolina and Virginia. Steve is a Designated member of the Appraisal Institute. He is also a licensed real estate broker in North Carolina.

Steve graduated from East Carolina University in 1975, with a Bachelor of Business Administration degree and a major in Real Estate.

Rod A. MeersMAI

Certified General Real Estate Appraiser – NC, VA

Rod spent the first half of his career as an associate appraiser for firms in Atlanta, Georgia, where he gained experience valuing virtually all property types, in locations throughout the United States. In 1996, Rod relocated to Greensboro, North Carolina and joined JMA as an associate appraiser, where he continued to value property of all types, notably investment-grade properties, throughout the United States.

Since 1997, Rod has specialized in eminent domain valuation and has been qualified as an expert witness in condemnation proceedings.

Rod has extensive experience in many property types, with emphasis on more intensive or investment-grade property like regional malls, shopping centers, hotels/motels, office buildings, apartment complexes, business parks and manufacturing facilities. He maintains general appraisal certifications in North Carolina and Virginia. Rod is a Designated member of the Appraisal Institute. He is also a licensed real estate broker in North Carolina.

Rod graduated from the University of Georgia in 1980, with a Bachelor of Business Administration degree and a major in Real Estate and Urban Development.

John M. McCracken CRE, MAI, SRA, SREA, SRPA

President

Mr. McCracken is the president and owner of JMA. He began his career in 1969 as a Highway Right‑of‑Way Appraiser for the Virginia Department of Highways. In 1971, he joined the Income Property Mortgage Division of NCNB Mortgage Corporation (now Bank of America) in Greensboro, North Carolina, serving as Vice President and Regional Income Loan Manager. In 1974, he joined Atlantic Mortgage and Investment Company in Winston‑Salem, North Carolina in a similar capacity, before he opened John McCracken & Associates, Inc. (JMA) in June 1975.

Mr. McCracken’s valuation experience is varied – from the appraisal of small residential and income-producing properties, to large institutional properties, throughout the United States.

Mr. McCracken’s role at JMA is presently managerial in nature, working with the staff of JMA and its clients. He continues to participate in review of appraisal and consulting assignments, as well as provide professional knowledge and insights for appraisal issues and expert witness testimony.

Mr. McCracken holds a Bachelor Science degree in Real Estate from East Tennessee University and a Masters of Business Administration degree from Duke University. He maintains general appraisal certifications in North Carolina and Virginia. He is a licensed Broker-in-Charge in North Carolina and is also a licensed REALTOR.

Eric Kirkman

Project Coordinator, Office & Accounts Manager

Eric joined JMA in February 2002 on a part-time basis while attending the University of North Carolina at Greensboro and became full-time after graduating in 2004. His initial role involved general office duties, along with providing administrative support to the appraisal staff. In 2012/2013 he transitioned into a Project Coordinator role, wherein he is involved in the day to day coordination and communication with clients, agents, reviewers and others, assessing and quoting prospective projects, and the assignment of appraisal requests to the staff.

While not an appraiser himself, Eric continues to grow his knowledge and experience of eminent domain through his work at JMA, and he is actively involved with clients and JMA appraisers in the discussion of parcels, issues and impacts, and he further serves as the primary in-house reviewer of appraisals prior to their client submission.

Eric is heavily involved in the day to day management of JMA, with his Project Coordinator role and the addition of taking on accounting and related office duties following the retirement of the firm’s long-time executive assistant and accounts manager in August 2019.

Eric graduated from the University of North Carolina at Greensboro in 2004, with a Bachelor of Science degree and a major in Human Development and Family Studies (Childhood through Adolescence concentration).

Dlorah Carter

Reception, Administrative Assistant

Dlorah joined JMA in October 2019, taking over for the firm’s long-time administrative assistant. In addition to her receptionist duties, she leads the setup of new projects and requests, and provides support to the appraisal staff on the day to day needs for their assignments.
